Buyers in Naples Remain Unaffected Amidst Recent Hurricanes

Despite the presence of recent hurricanes, buyers are showing minimal signs of hesitation from purchasing property in Naples, Florida. The Wall Street Journal reported that two prestigious communities, Port Royal and Aqualane Shores, have been recognized as some of the most valuable residential areas in the country. In April, Port Royal’s typical home values reached $16.5 million, nearly doubling since January 2020. Aqualane shores secured the sixth position, with a typical home value of just over $8.5 million in April, up from $4.6 million in January 2020. 

Shevawn and Simon Barder, CEO and CUO of AM RE Syndicate recently chose to establish their permanent residence in Naples after spending several years vacationing in the region. The couple made this decision back in 2018, seeking something different from their previous city lifestyles.

In April 2019, the Barders acquired a spacious four-bedroom home spanning 6,000 square feet in Naples Mediterra neighborhood for $3 million. The neighborhood offers various amenities such as golf courses, beaches, and excellent opportunities for biking. 

Despite the region’s susceptibility to hurricanes, the Barders expressed minimal apprehension. Shevawn mentioned that Florida’s rigorous construction standards and building codes alleviate any concerns they may have. Furthermore, their home is situated inland, safeguarding it against storm surges. As a result, they may have been able to secure comprehensive home insurance coverage, further enhancing their peace of mind. 

The surge in real estate prices in Naples can also be attributed to the pandemic. Southwest Florida is luring buyers from all around the country. The population of Naples in Collier County, witnessed a growth of 5.5 percent from 2020 to 2022. It is anticipated that the area will encounter a population increase of as much as 10 percent by 2025. The increase in demand, combined with limited availability, has resulted in price hikes. 

Nevertheless, the market is currently experiencing a slowdown, characterized by a decline in sales volume and a return to more sensible purchasing patterns. The scarcity of high-end inventory is partly attributed to the impact of Hurricane Ian, which inflicted damage upon approximately 7,000 homes in Collier County, Despite these challenges, buyers continue to be enticed by Naples due to its vibrant urban ambiance, relaxing beaches, and flourishing dining establishments.
